Start selling before you buy
With Wycombe Sales and Lettings you can start selling your property before you buy your new home. Then you can buy your new property safe in the knowledge your current home has a buyer.

intimate knowledge of the local property market. We will provide an accurate valuation to ensure that you can sell your house as quickly as possible and achieve the asking price.

Find a trusted agent

Prepare your home
We believe that proper presentation of your home is the key to successfully selling your property. Therefore we advise that you take time to learn about how to prepare your property for the photographer. Make sure to clean, de-clutter and do any small jobs around the house to make it look its best. We will arrange professional photography and floor plans for you at the same time.

Accept an offer
After finding a buyer through various marketing channels and carrying out professional viewings on your behalf, you will receive offers from interested parties.

When a buyer makes an offer, we will quickly relay this information with you along with any conditions that the interested buyer has put forward. You can then decide whether or not you would like to accept the offer.

Negotiate the draft contract
One you instruct us that the offer is suitable we will:

  • Confirm the agreed price
  • Draw up a memorandum of sale
  • Confirm your solicitor’s details

We will keep you updated throughout the whole process, and carry out negotiations on your behalf.

Exchange contracts
Once drawn up, the draft contract will be sent to the
buyers solicitor, who will carry out any necessary enquiries. You can then decide on an agreeable date for the survey of your property and the final date of completion. Additionally you can agree on the final exchange of contracts.

Move out
Once the dates are set and contracts are signed you are free to move out at any point ahead of the agreed hand-over.

The final stage is called “Completion” and that is when the solicitor will transfer the remaining balance to your
solicitors account. Once the money has cleared your solicitor will give the final go ahead and we will give the keys to the new owner.
